Why Cheap Bids Are Usually Smaller, Not Cheaper
When you compare a $9,000 bid to a $14,000 bid on the same roof, the difference is almost never the same work at a better price. It's a different scope. Something on the complete-system list below has been left out.
The most commonly omitted items are ice and water shield, drip edge at the rakes, new pipe boots instead of resealed old ones, proper step flashing instead of roofing cement, correct ventilation, and any allowance for replacing deteriorated decking. Each omission is invisible on the day the job finishes and expensive three years later.

Owens Corning Duration — Installed as a Complete System
We're an Owens Corning Preferred Contractor and Duration architectural shingles are our primary system. But the credential matters less than this detail: a premium shingle installed without its matching starter, ridge, and ventilation components may not carry the manufacturer warranty you believe you're getting.
Manufacturers warrant the system as specified. We install the specified system. If you're comparing us to another bid, ask that contractor which accessory components are included and whether the manufacturer warranty applies as installed.
What Happens If We Find Rotted Decking
Nobody — including us — can see the condition of your sheathing until the old roofing comes off. That's simply physics.
So we put a per-sheet decking price in your estimate before you sign. If we find deterioration, we photograph it, show you, and get your written approval before proceeding. What we will not do is hand you a surprise change order while your roof is open and you have no leverage.

How much does a roof replacement cost in Indianapolis?
Published 2026 Central Indiana ranges run roughly $4.50 to $7.50 per square foot installed for architectural asphalt, which is about $450 to $750 per roofing square. A typical single-family home lands somewhere between $8,000 and $24,000. That's a wide spread because pitch, complexity, layer count, and decking condition all move the number — which is why only a physical inspection produces a real figure.
How long does a roof replacement take?
Most single-family residential roofs are a one to two day job. Larger homes, steep pitches, complex rooflines, or significant decking replacement can extend that. We'll give you a realistic window before we start rather than an optimistic one.
Can you just go over my old shingles instead of tearing off?
We don't recommend a layover and we generally won't do one. It hides the decking condition, adds weight, shortens the life of the new shingles because they sit on an uneven surface, and can complicate future insurance claims. A proper tear-off costs more up front and is the right call almost every time.
What's your payment schedule?
50% down when you sign and we schedule, which covers your materials, then 50% on completion after the site is clean and you've walked the property with us. Nobody should ask you for 100% before work begins.
Do you handle the permit?
Yes, where a permit is required we handle it. Permitting requirements can differ by jurisdiction — Marion County, Johnson County, and individual municipalities aren't identical — and figuring out which rules apply to your street isn't your job.
What voids the workmanship warranty?
Work performed on the roof by another contractor after us, structural movement or settling beyond our control, damage from a new storm event, and normal material aging covered instead by the manufacturer. We'll give you the terms in writing so there's nothing to argue about later.
