Paying for a Roof — Explained Plainly
A roof is one of the largest single expenses a homeowner faces, and most contractors make the money part deliberately confusing. Here is exactly how we handle payment, with nothing buried in fine print.
You Never Pay for the WorkUntil It's Finished.
And you never pay anything at all until you've read an itemized written estimate and decided you want us. There's no charge to have us come out, no charge for the inspection, and no charge for the estimate.
Nothing to start
The inspection, the photos, and the written estimate are all free. Take the estimate home. Show your family. Get other quotes.
Then materials
When you decide to move forward, the first payment covers the actual materials for your roof — shingles, underlayment, flashing, ventilation — which we order and pay for up front. You’ll see every item listed in your estimate first.
The rest when you’re happy
The balance is due after the work is done, the magnetic nail sweep is finished, and you’ve walked the property with us. Not before.
The plain numbers, so nothing is hidden
On a full roof replacement, our standard arrangement is half when you sign and half on completion. The first half is not profit — it buys the materials that go on your specific roof.
Repairs usually work differently. Smaller repair jobs often don't require any deposit at all. We'll tell you the arrangement up front, in writing, before any work begins.
And we will never ask you for the full amount before we start. If any contractor asks you to pay everything up front, that should concern you — it leaves you with no protection if something goes wrong.
Our Estimates Never Expire
Most roofing quotes come with a deadline. “This price is good for 14 days.” “The discount ends Friday.” That deadline exists for one reason — to stop you from getting a second opinion.
We don't do that. If we quote your roof today and you need eight months to save up, talk to your spouse, or wait on an insurance decision, the number we gave you is the number that holds. No countdown clock. No re-quote at a higher price because you took time to think.
No expiring discounts
If we offer a discount, it isn't a pressure tactic with a fuse on it.
No price creep
We don't quietly raise the number because time passed.
Get other quotes
We encourage it. Compare scopes line by line — we'll help you read them.
Your Insurance May Already Cover This
Before you finance anything, find out whether you have a claim. If your roof was damaged by wind or hail, your policy may cover the replacement minus your deductible — which changes the math completely.
We inspect and document at no cost
Full photo and video documentation of what we find. You keep the file whether or not you file a claim or hire us.
We help you understand the adjuster's scope
Insurance estimates are written in software shorthand most homeowners can't read. We'll walk you through yours line by line.
We find missing line items
Adjusters are human and their software underestimates. Drip edge, ice and water shield, code upgrades, ventilation, and detached structures get left off routinely.
We file supplements when the scope is short
If the approved amount doesn't cover a correct installation, that's a documented supplement request — not a reason to cut corners on your roof.
We will never offer to 'eat your deductible'
Contractors who offer this are asking you to participate in insurance fraud. It is illegal, it puts your policy at risk, and we won't do it. If someone offers, walk away.
Let's Talk Through Your Options
Not every roof can be paid for out of savings, and not every roof can wait. If that's where you are, call us and we'll have an honest conversation about what makes sense for your situation — including options we don't profit from.
Phase the work
Sometimes the right answer is a properly done repair now and a full replacement next year, rather than borrowing at a bad rate today. If that's your situation, we'll say so.
Home equity options
For many homeowners, a HELOC or home equity loan through your own bank or credit union carries a far better rate than contractor-arranged financing. We'll point you there rather than upsell you.
Third-party financing
We can discuss financing options for qualified homeowners. Ask us directly and we'll give you the current terms in writing — we won't quote a rate we can't stand behind.
Scheduling flexibility
Because our estimates never expire, you can lock in your price now and schedule the work when your finances line up. No penalty for waiting.
A word of caution. Be careful with contractor-arranged financing that comes with a very high rate or a long term — over the life of the loan it can add thousands to the cost of your roof. Always ask for the APR, the total amount you'll repay, and whether there's a prepayment penalty. Any contractor who won't give you those three numbers in writing is not being straight with you.
What You Will Never Get From Us
A price that changes after you've signed, unless we find hidden decking damage — and then we show you photos and get your approval in writing first.
A high-pressure close, a same-day-only discount, or a manager phone call to 'see what I can do for you.'
A vague lump-sum number with no itemization behind it.
A request for full payment up front. Anyone asking for 100% before work begins is a risk to you.
A cash-only demand or a request to make the check out to an individual instead of the business.
Let's Talk About Your Roof and Your Budget
Free inspection, itemized written estimate, and a straight conversation about what makes financial sense for you. And the price won't expire while you think it over.
